Comparative Market Analysis reports are generated to compare current listings and recently sold listings side by side which can help estimate fair market value. At Hanzlicek Real Estate, we have years of data provided by the MLS that we can use as a tool to help capture a snap shot of the current market and trends. That data is compiled in detail so that homes can be compared closely by type and size of home, number of bedrooms and bathrooms, garage and lot size. Condition of a home is a consideration in determining the market value as well.
Market value is determined by past sales, pending sales and the price of homes being offered for sale. The market value of a home can change with every new listing and completed sale so it is important to have a Realtor to aid sellers in the ever changing real estate market.
